The project provides for reconstruction of six street-front flats and a house in the interior of the block, all passive, after the demolition of 10 garages. The structure and the floor slabs are of concrete so as to provide good thermal inertia, while the façades and the roof have a wooden structure insulated with cellulose fibre.
Excellent insulation and airtightness allow a target heating consumption of 14 kWh/m2.yr. The double flow ventilation is individual, with independent air intakes, so as to limit overloading and charges.
Any overheating is limited by free cooling. A part of the domestic hot water needs is covered by 8.5 m2 of solar panels. Rainwater is recovered in a 10,000 L cistern for maintenance in the service areas.
The car park is underground and covered by an intensive green terrace over more than100 m2.
